Development finance is a specialist loan which allows a property developer to finance a new build project/renovation or refinance the property to enable a heavier build or conversion.

The loan is secured against the land or property via a first charge, if additional finance is needed this option is available with a second charge, known as mezzanine finance. Lender will look into a developers previous build experience, this does not rule out first time developers from lending but can affect the rates secured.
